Question 1

What is a property inspection and why do I need one?

Accepted Answer

A property inspection is a thorough, professional examination of a building's physical condition carried out by a qualified engineer. It covers structural integrity, plumbing, electrical systems, roofing, finishes, and more. You need one before buying any property to uncover hidden defects, negotiate a fair price, and avoid costly surprises after purchase. The cost of an inspection is a fraction of what a single undiscovered defect can cost to repair.

Question 2

Are your inspectors qualified and certified?

Accepted Answer

Yes. All InspectionWalay inspectors are PEC (Pakistan Engineering Council) registered engineers with extensive experience in property inspection across Islamabad and Rawalpindi. We follow international inspection standards and provide detailed written reports with photographic evidence for every inspection.

Question 3

Which areas do you cover?

Accepted Answer

We cover all major areas of Islamabad and Rawalpindi, including DHA Islamabad, Bahria Town, Gulberg Greens, E-11, F-11, G-13, G-15, I-8, I-10, Sector F-7, F-6, and all other CDA sectors. We also cover Rawalpindi Cantonment, Saddar, and surrounding areas. Contact us if you are unsure whether your location is covered.

Question 4

How long does a property inspection take?

Accepted Answer

Inspection duration depends on the property size and type. A typical residential property of 5 to 10 Marla takes 2 to 3 hours. A 1 Kanal house or larger property may take 3 to 5 hours. Commercial properties and full property audits take longer. We never rush an inspection — thoroughness is our priority.

Question 5

How do I book an inspection?

Accepted Answer

You can book an inspection by calling or WhatsApp messaging us at 0345 9122552, or by filling out the contact form on our website. We typically confirm your booking within a few hours and can usually schedule an inspection within 1 to 2 business days. We recommend booking as early as possible, especially during peak property buying season.

Question 6

How is the inspection fee calculated?

Accepted Answer

Our fees are calculated based on the property size (in square feet) and the type of inspection required. We use a transparent per-square-foot pricing model with a base fee, so you always know what you are paying before we begin. Use our online price calculator on the homepage to get an instant estimate. Final pricing is confirmed after a brief discussion about your property.

Question 7

When and how do I pay?

Accepted Answer

Payment is made after the inspection is completed and before the report is delivered. We accept cash, bank transfer, and mobile wallet payments (EasyPaisa, JazzCash). We do not require any advance payment to book an inspection.

Question 8

Can I cancel or reschedule my inspection?

Accepted Answer

Yes. We understand that property transactions can be unpredictable. Please notify us at least 24 hours before the scheduled inspection if you need to cancel or reschedule. We will accommodate your new preferred date at no additional charge.

Question 9

When will I receive my inspection report?

Accepted Answer

Inspection reports are typically delivered within 24 to 48 hours of the site visit. For urgent cases — for example, where a sale agreement deadline is approaching — we offer expedited reporting. Please mention your timeline when booking and we will do our best to accommodate you.

Question 10

What does the inspection report include?

Accepted Answer

Our reports include a detailed written assessment of every inspected element, categorised by severity (critical defects, major concerns, and minor observations). Each finding is supported by photographs taken during the inspection. The report also includes recommendations for remediation and estimated repair priorities. Reports are delivered in PDF format.

Question 11

Can I use the inspection report to negotiate the property price?

Accepted Answer

Absolutely — this is one of the most valuable uses of an inspection report. If the report identifies significant defects, you can present it to the seller and negotiate a price reduction equivalent to the estimated repair costs, or request that the seller fix the issues before handover. Many of our clients recover the cost of the inspection many times over through successful negotiation.

Question 12

Do you inspect new construction properties?

Accepted Answer

Yes, and we strongly recommend it. New construction is not automatically defect-free. We regularly find structural issues, plumbing defects, electrical problems, and poor finishing work in brand-new properties. For new construction, we recommend inspections at the grey structure stage and again at completion — catching problems early is far less expensive than fixing them after handover.

Question 13

What does a termite inspection involve?

Accepted Answer

Our termite inspection covers all accessible areas of the property — interior wooden elements, door and window frames, basement and crawl spaces, the foundation perimeter, and garden structures. Inspectors look for active infestations, mud tubes, frass, hollow-sounding wood, and other signs of termite activity. You receive a detailed report identifying any infestation, previous damage, and high-risk areas, along with treatment recommendations.

Question 14

What does an HVAC inspection cover?

Accepted Answer

Our HVAC inspection covers all heating, ventilation, and air conditioning systems in the property. This includes checking the condition and operation of air conditioning units, verifying ductwork integrity, assessing ventilation adequacy, checking for refrigerant leaks, and evaluating the overall efficiency and remaining service life of the systems. Faulty HVAC systems are expensive to repair or replace, making this inspection particularly valuable before purchase.

Question 15

What does a fire fighting system inspection cover?

Accepted Answer

Our fire fighting inspection assesses the fire safety systems installed in the property, including fire extinguishers, sprinkler systems, fire alarm systems, emergency lighting, and exit signage. We verify that systems are present, correctly installed, and in working condition. This inspection is particularly important for commercial properties and larger residential buildings where fire safety regulations apply.

Question 16

What should I do if the inspection finds serious defects?

Accepted Answer

Do not panic — this is exactly why you commissioned the inspection. Review the report carefully with your inspector to understand the severity and cost implications of each finding. You then have several options: negotiate a price reduction, ask the seller to repair the defects before handover, walk away from the deal if the problems are too serious, or proceed with full knowledge of what repairs will be needed. Our inspectors are available to discuss the findings and help you understand your options.

Question 17

Can you re-inspect after the seller makes repairs?

Accepted Answer

Yes. If the seller agrees to carry out repairs identified in the inspection report, we recommend a follow-up inspection to verify that the work has been completed correctly and to the required standard. This is particularly important for structural repairs, waterproofing, and electrical work. Follow-up inspections are charged at a reduced rate.
